Zoning Hearing Board Notice
Notice is hereby given that the Swatara Township Zoning Hearing Board will hold a
public hearing on October 28, 2025, at 7:00 p.m. at the Township Building in the
Commissioners’ Meeting Room at 599 Eisenhower Boulevard, Harrisburg, Pennsylvania. The
purpose of the public hearing is to hear an Application for certain variances by CJE Properties,
LLC for property located along the South side of Highland Street, identified as 1750 Highland
Street.
The property is located in the C-G General Commercial Zoning District, and the
Applicant intends to develop the property for use as a retail store in accordance with a land
development plan for Harbour House Crabs. The Parcel Number of the property is 63-062-003.
The Applicant seeks certain variances as follows:
- A variance from Section 295-29(A), attachment two of the Township
Zoning Ordinance to permit building 2 to be located within the required 50’ front yard setback. - A variance from Section 295-29(A), attachment two, note A, of the Zoning
Ordinance to permit building 2 to be located within the 50’ rear yard setback. - A variance from Section 295-36(C) of the Zoning Ordinance to permit
building 2 to be located within the required 50’ buffer from the bank of the unnamed tributary. - A variance from Section 295-123(D)(1) of the Zoning Ordinance to permit
use and development of lot 2 without a 30’ wide buffer yard with plant screening along its
Eastern boundary with lot 1. - A variance from Section 295-123(D)(1) of the Zoning Ordinance to permit
the development of lot 2 without a 30’ wide buffer yard with plant screening along its
Southwestern boundary with the Township property.
