Public Notice – Zoning Hearing Board

Notice is hereby given that the Swatara Township Zoning Hearing Board will hold a
public hearing on October 28, 2025, at 7:00 p.m. at the Township Building in the
Commissioners’ Meeting Room at 599 Eisenhower Boulevard, Harrisburg, Pennsylvania. The
purpose of the public hearing is to hear a zoning appeal filed by Pennsylvania Business Center,
LLP, and Triple Crown Corporation for property located at 1065 Highspire Road, Swatara
Township, Parcel No. 63-062-026, which is located in the General Commercial (C-G) Zoning
District. The applicant requests the following relief:

1. An appeal of the Zoning Officer’s determination under date of September 4, 2025,
   whereby the Zoning Officer denied a Certificate of Zoning Use and Occupancy Permit
   Application to the Township, said Application denied on the basis that the proposed use of the
   property constitutes distribution as a principal use, which is not permitted in the C-G Zoning
   District under the Township Zoning Ordinance. The Zoning Officer also determined that the
   Application violated the approved final land development plan.
2. In the alternative, the Applicant seeks a Variance from Section 295-28H of the
   Zoning Ordinance to allow the use of the property as proposed in the Certificate of Zoning Use
   and Occupancy Permit Application.
